As we get closer to having to formulate our replacement plan for our front entrance, there are many simple internet searches that can give us ideas to consider. Obviously most of us like what we have so that is a rough starting point.
These are just a couple of links to get our homeowners to think about what we would like to see everyday as we leave and return to our homes.
This link is roughly the shape that we have been given verbal approval to build. NOT the design... just the shape with the island oriented this way (likely a little further back). NOT the sidewalks... just the shape.
This link is a simple google search showing hundreds of images of neighborhood entrances. Let's all have a look so we can get ideas.
This last link is a Pinterest search... again just to get some ideas.
Again... I am just getting the conversation started. I will post a follow up to this forum to let homeowners know what has been done to date as well as our short term plans. I will do that within the next day or two.

The Nicoles Cove's front entrance is going to be demolished by the Lewiston Road widening project, the NCHOA needs to make a decision as to what they want the new entrance to look like.
As a starting point, I tried to get estimates for constructing a new entrance that looks very close to the existing entrance. I contacted multiple engineering and construction companies in the attempt to get at least three estimates. Most of the companies are so busy in this booming economy that they don't even have time to prepare an estimate. So far, I've only received one, but I'll continue to work at it until I get three estimates, and will post them when they are available.
The one estimate I have is from Witmer-Jones-Keefer, Ltd. of Bluffton, SC. Witmer estimates ~$12K-15K for generating the design drawings for a new entrance like our current entrance (so a construction company can build to the drawings) and their rough-order cost estimate for actual construction of their design is $92K for a total of ~ $107K; a detailed break-down of their estimate follows at the end of this post.
To fund the new entrance, we've already collected an extra $100 from all 68 members annual dues for 2017 ($6,800) and another $6,800 for 2018, so we have amassed a total of $13,600 cash on-hand dedicated for the new entrance. That means we'd need an additional $107,000 - $13,600 = $93,600 to get a new front entrance like the current one.
To collect $93,600 from 68 members, each member would have to pay $1,400 more (by special assessment or a temporary increase in the annual dues; maybe an increase to $550/year for 4 years). I don't know how many of the 68 members want to spend another $1,400 for a front entrance. Per the Covenants a majority vote by at least 50% of the owners would be required to implement a "special assessment" or to increase the annual dues to obtain the money for a new front entrance.
The topic of the new front entrance is on the agenda for the annual meeting on February 5, 2019. Please post your thoughts as to what you'd like the new front entrance to look like (similar to the existing? No walls? Some trees? Some shrubs? Just the sign with a small flower bed?) and how much you are willing to pay to get your desired front entrance.

Footings = $6/ LF
Block = $5/ SF (multiply LF x HT)
Stone Face (per side if double faced) $12-15/ FF or "Face Foot”
Shrubs and ground covers = $4/ SF
Trees Large = $500 each
Trees Small = $250 each
Automatic Irrigation system (usually best practice) = $8-12K
Mobilization, clearing/ grubbing, site prep = 5%
Grading/ Drainage = 2-5% depending on complexity
Signage = $8-15K (assuming incorporated into wall of some sort priced above)
Sidewalks concrete, Lighting, etc. = extra
I’m sorry I can’t just give you a # because I know that would be easier for you, but it's just difficult without knowing your appetite and what the design will be.
